Selling 50 acres and a furnished cabin with assorted things you’ll love to have fun.

Property is in Gilsum, NH. It’s 3/4 mile up a class 6 road and requires a 4 wheel drive vehicle for access. The property has a deeded right of way from the highway to the property. The town maintains the road up to a point 3/4 mile from the property. The property is registered in current use and taxes are @ $1,200 per year.

The cabin has solar power and water from roof run-off. I’ve purchased new tubing and a food grade tote to upgrade the water system. Cabin has one bedroom and a loft, a living area with a queen size futon, a bath with propane heated shower. Kitchen area has sink, propane range (stove and oven) and a small dining table. Heat is provided by a wood stove.

The main cabin has an attached garage space and storage loft that can hold a 4 wheeler or two. It’s currently set up with a workbench.

There is an additional two story storage shed/barn. It’s about 8x12’ with a ladder to a loft for sleeping or storage. Easily fits two lawn tractors/4 wheelers.

For those of you who like to shoot, there’s a nice open field that gives a very clean 200 yard range. Could be stretched to 300 yards with a bit of work. There are a few tree stands/shooting houses on the property for deer hunting. Old logging roads provide great walking or 4 wheeler access to all the neat spots. This year, I trimmed back the foliage on the class 6 road and several of the paths on the property.

Included in sale is a John Deere 4100 tractor. Tractor comes with belly mower (never used and I suspect it’s missing a part or two). I have a pile of implements that I plan on keeping with my other tractor but I’m open to selling a couple at reasonable price.

I’m selling the cabin fully furnished and will include assorted stuff that I bought - kitchen utensils, cooking stuff, other necessities and niceties.

I have another tractor and the aforementioned implements. I’ll get them moved after I complete sale. I’m happy to help new owner take advantage of the tools while they are on site.

I love this property. It’s beautiful and home to all sorts of wildlife - moose, bear, deer, bobcats, grouse, wild turkey, newts, frogs and snakes. Neighbors are universally friendly, helpful and respectful of privacy. I’m only selling it because I’m purchasing a larger parcel.
