In my town o think anything over 10x10 or 10x12 you need a permit AND your taxes go up.
That's why I'll get a 30-40' shipping container and drop it on at the treeline and paint a tree mural/camo on it
If it’s on wheels it’s not taxed. Old 53’ trailers work mint!! Especially if you can make the grade work to back them up to an at grade entrance….

I dontvthinknit even has to be on wheels. My father has 2 old box truck bodies easily over 120sf no taxes on them. They are sunk so deep I don't even think its movable. Also has an old roadside coffee shop about 10x10

If ya want to get really fancy, put multiple containers side by side, then cut out the walls and support and seal the roof. Still just containers as far as anyone else is concerned.
 
I've taken on a lot of DIY projects over the years. Multiple bathrooms and kitchens. Plumbing and wiring. Flooring. Siding. Heck, even did two gas insert fireplaces.

This is my first shed. Totally over building it. But omg is fun. Learning a lot of new things.

Nice, I built this shed almost 20 years ago. The money saved went to tools which I use to maintain everything else.
It is very satisfying doing so many things yourself. Especially if your not finacially well off.
I could not afford to pay someone else to do all the things I have learned to do. image.jpg
