The other thing about "down there" is a lot of towns that would be great to put an FFL in, are all "cockblocked/landlocked" by worcester. EG, you have to drive through or around worcester to get to them. If you thought rte 2 was "far" you've never tried to get to a place like Leicester where to get to it, you either have to drive through Worcester or do some hula-hoop jive turkey shit on backroads driving through lots of sticks to get to it. Nice town, but its basically barricaded from 190 by Worcester garbage, and then obviously on the pike there's no exit for it because the pike is dog shit with that. (with electronic tolling there really is no excuse, but this is mass. like mainly why in the flying f*** do I have to pick either sturbridge or palmer to get to warren and drive through the sticks for 20 minutes when the pike drives RIGHT OVER warren.... like WTAF... bunch of retards. [rofl]

Depends on what you are planning, that can be equally as hard as licensing, actually, if you're trying to control costs. Rents are not exactly going down especially with SoDoSoPa bullshit invading even previously thought of dump cities nobody knew about or paid much attention to .

If you're planning on only running out of a file cabinet with an 8 foot square it can sometimes be worse "proportionally".

its not that people cant figure out how to get there its the "48 stoplights after you get off the highway" problem. Theres a lot of that bullshit in this state, so you can easily end up driving a half an hour to move literally like under 10 miles.

Like even going from Cambridge MA to Salem MA... takes over an hour. to go 25 miles.

That is basically the definition of punching oneself DIRECTLY in the dick. DSP. Dick Self-Punching. [rofl]

Believe me, I know.. California everything is like 5 minutes off a highway it seems.. Moved here and it's like backroads to get everywhere which is kinda cool, until you get a q-tip driving 10 under.
 
There's a million old mills off 146. I'd start in Millbury. A million old factory buildings in Worcester. Union Place is a very similar experience to the Littleton mill shops.
Worcester would be pretty cool for it.

the obvious answer is the Higgins Armory Museum building... ;)
 
I wrote 146 and Millbury, not Leicester. You might as well include a ton of other "landlocked" towns there as well, such as Paxton, Holden, Rutland, etc. At least Spencer is right on Route 9. Wait, so is Leicester. You just need to drive through Worcester to get to it, as was said. You could also head up Route 20 in either direction from 395 or from 146 and find some spaces. Anyhow, 146, and some side roads just off 146 has a PLETHORA of older mill or factory buildings, many for sale/lease, and they want people in them. There's some buildings in Sturbridge, but probably overpriced. In particular, I'm thinking the one where Bron's was. Again, Blackstone Canal/River area is rife with old mill buildings.

I only mentioned Worcester because of the large number of available factory buildings, AND, LaRocca Gun Works is in Union Place. Over by the Gun Parlor are a lot of old factories also. Wouldn't it be a hoot to put in 80 gun shops next door to them. Ha ha.

All these towns claim they want business and tenants, so see if they will put their money where there mouths are at.

Wow, that would be awesome! Probably prohibitively expensive. How about Rotman's, which just went out of business? Divide that up into individual spaces. How bad do they want or not want business?

You can see a path that MA antis would take: restrict the ability of FFLs to operate out of their home, then restrict the places that they can commercially operate by zoning.
 
Or, could you combine a mixed use project with 40B? So it could ignore zoning.

Finding a new home/building is only part of the picture. Then you need to renovations for separate electrical to each unit. Maybe handicap facilitation too. On top of that is bathroom facilities. Not easy to find something suitable to multiple vendors with some operating on a shoe string budget.

suitability as applied may not be valid, but as written it is. and so far no one has challenged it. (assuming you mean MA)

And I hate the suitability thing. anyone who's seen my posts on it knows that and why. But I don't live in a fantasy world.

As gay as Gun Parlor is they had to jump thru hoops and Pullman arms as well had to do a lot to their area because the city treated them like a**h***s.

The city is basically run by McGovern thugs....no way this would slip past them...........
