The current property tax is about $140 a year for 150 acres. When you decide to build a house on it, you'll take the measurements of the pieces you are placing driveway, well, septic, house/outbuildings, place them on a simple sketch and submit to the tax collector. This may add up to 2 or 3 acres. Those 2 or 3 acres will come out of current use, and you'll pay the Land Use Change Tax which is 10% of the assessed value for that portion of vacant land. Not a huge penalty for having such a discount. After that is complete, you'll still have the maybe $130 a year for the 147 acres in current use, and you'll pay regular taxes on the 3 acres you place your McMansion on.

BTW that listing above is on a paved road and 10 minutes away from anywhere in Littleton depending on whether you run down Manns Hill to Main street or 135 to 93 to Meadow street.

We have properties in Lyman, Lisbon and Landaff and have been up there for weekends for a good part of the last 30 years. It has come a long way in that time and Littleton has really exploded. I would highly recommend the area, it has everything you could possibly need. I would look in the bedroom communities of Littleton like Dalton, Whitefield, Lyman, Lisbon and Landaff. Franconia, Sugar Hill, Bethlehem and Easton will likely be far outside of your price range and are much more touristy anyway.

Take this for what it's worth but I'm told the building project right next to the highway in Littleton is a Starbuck's. Doesn't bother me any and is a big plus for my wife but I know some here may take great offense.

I lived in Lisbon for 2 years. The coldest I ever experienced was -26, that was in the middle of the night. It seemed that life shut down when it was colder than -10. But -10 and above everyone just went about their normal business. It is eerily quiet in the woods when it's that cold.

It's buried in the back of the Current Use handbook, but there are additional savings for the "recreational adjustment". Basically, if you don't post your land with No Trespassing signs, and allow public hunting/hiking/fishing, you get an additional 20% off your taxes. You don't have to allow motorized vehicles, and in any case, I'm fairly sure it's illegal in NH to operate ATV/dual-sports on unmarked trails without the owner's written permission anyhow.

Like I told them: if you want to control what happens on that piece of land, buy it. And oh by the way... in hindsight, you probably shouldn't have shut down the proposed race track that the owner wanted to build.

That's in a far off corner of Dalton that already has a big ass gravel pit. It is basically converting the gravel pit to a landfill. The trash is already coming, but is stopping in right next door Bethlehem. A person can watch the MBI trucks running 93 all day. This adds about a seven mile straight line distance from their existing out of date facility which will eventually reach its capacity and be capped.

My only real concern with the project is the truck traffic and abuse to the roads. I think the proposed route takes it right through the center of Whitefield and a hard left onto 116. IMO, kind of tight for a lot of trucks to run and some work needs to go into that route.

I'm agnostic on the whole thing. I don't care if a dump goes in or doesn't. I dislike zoning and thanks to some NY NIMBY in Chief cocksucker whose family wormed into the town politics the town implemented "emergency temporary zoning". Emergency zoning-holy shit. Then you dig into the NIMBY in Chief's anti dump campaign and he is using all sorts of outdated data vs modern landfill capabilities to spur his fear campaign that has spilled over into other town related social media sites and into the town's BOS overall. Then you dig into the NIMBY in chief himself and lets see... Likes to say in articles 'when I got back from the Army'-he was a reservist and nothing against reservists, but saying that is pretty cringe. He also took his wife's name when they got married. Probably not the type of guy I would want to hang out with.

I could probably get away with that with the way my land is situated, but with only 39 acres I'll post some of it. It is currently posted by the previous owner who used to give a couple people permission to hunt on it and I'd like to avoid that.

I have a couple of generous veteran related tax discounts that I may eventually take advantage of. I don't really plan on going that route until 5 or so years down the road and only on seeing a big tax hike.

My problem with something like that is that, if it is opened, the plan is to bring a major portion of Massachusetts' trash there, so trucks will be coming in from all southerly routes. Our idiots in charge of MA cannot even manage our trash in-state, the last couple of landfills in MA will closed within several years with no alternatives, so we are going to send our trash 3 hours north - sounds like a "green" alternative, huh? Also, once they get their foothold in Dalton, because it is so tough to get new landfill permits even in NH, they will likely expand to the west, it will not only be that existing gravel pit. There will be hundreds of trucks hauling into there every day for decades from all directions. Trash is a huge money maker and there is an expanse of land around the parcel that the gravel pit is on that could be bought and used for a landfill. This site is being selected not only because of the gravel pit but because of the other land that could likely be purchased for the right price (they probably already have options to buy them if the landfill permit is granted).

Yes, there is real winter up there for sure. Just something else to add, If you buy something with a "needs work" house you'll need to have a plan for what to do with it in the winter when you're not there. I wouldn't touch anything with electric heat! My normal electric bills in Twin are like $80 bucks a month, not because I use a lot of electricity but because the "delivery" charge for electricity is sometimes higher than the amount of power I used. Propane or oil should be your heating source... Propane prices are wildly different depending on vendors so look into that. These costs add up so be aware....

As for winter, when I'm not there for more than a day, I shut off the water and open the taps, turn off the water heater and then set the forced hot air to 50 degrees. I have it on a Nest thermostat so I turn it up when I'm leaving my primary home and then turn it off when I get there and start the wood stove. I've seen -30F more than a few times, I feel like after -10 it all feels the same but when it's -30 you can feel it coming through the walls and floors in an old house.

A friend of mine came up to go snowmobiling and left his F250 diesel outside for the night. In the morning, we went to jump in and get some breakfast and it wouldn't start as the diesel had gelled. Figuring we would deal with it later, we jumped in my F150 which was ok and the temp was showing -30F at 7am.

I've pointed out that the difference in my Army experience and his, is that I learned how to read a topographic map (even if I was a lieutenant).

100% of the proposed landfill site is outside the watershed of Forest Lake.

He doesn't live on Forest Lake. He lives at the far end of a private dead-end road leading away from the lake, that isn't within view of the lake, or the park, or the proposed landfill.

As for traffic, I hear about the numbers of trucks, but I regularly travel 3 past Trudeau Road, and through the Notch. I know that trucks are delivering waste to that Bethlehem landfill, but they're simply not an issue in the local traffic pattern. Shifting them to the Dalton location would also be a big nothingburger.

Yeah, I run 93 between exits 25 and 41/43 a couple or more times a week. You see the trucks, but maybe two at the most each way(hour long trip). Even though the trucks are dirty/smelly, they're generally well tarped and don't have trash blowing out. Even with the "huge increase" and "out of state trash" we're not talking about a ton of truck traffic here.

Plenty of trucks already run on US3, so that is no big deal. With the proposed route I saw, I just suspect that the run down the hill into the center of Whitefield and making that left would start getting old for the folks living there. Of course, most of the MBI trucks I see look better maintained than the average logger or dumptruck hauling ass and running the exhaust brake going into town. You're right-nothingburger.

I do need to stop in at that gunshop in Whitefield the next time I'm up. One of the guys working in Abe's down here told me they had a bunch of crusty stuff. I like oddball crusty guns.

Village Gun Shop. Run by a US Army vet and occasionally his dad's there also. It's a mix of some milsurps, stereotypical north country hunting guns, modern commercial guns, and muzzleloaders. The black rifles are further down the counter.

It's an ok shop, I bought a vz. 24 off him back in 2015.

There used to be a gunsmith in Whitefield, SAWS Manufacturing, and I believe he was a member on here, but he closed shop within the last year or two to focus on his other machining interests.

New listing without a ton of wetlands issues. It is on a dirt road though. It MIGHT be possible to enter from the paved road behind it, but I know there is a little stream there. It is lot 401-29.
