I didn’t think this was going to be so hard

All the homes in that area are pricey. Are you sure you ain't looking at price increase since last sold?
times change.
i just used to think lake fronting houses like that were supposed to be in the mid-$400k, but, well, time moves forward fast, i guess.
a proper ocean front stuff then probably got above a mil now? well, heck to it then.

My wife and I have been tearing the realistate web in Georgia apart !! We can’t seem to find a location we like down there. Looks like we’re looking back at the east coast side again. So frustrating. Anyone living down there with any advise ??
Starting to think about North Carolina. Heck, Delaware/Virginia would be better, but too close to DC and more expensive. Near some mountains (hills), lakes, country, but within a couple hours drive to the ocean would be nice. I know I went to DC once in May, and it was punishingly hot and humid, so anywhere below that would just be ridiculous.

I suppose I should just fly down there somewhere, rent a car, and drive around.

It really is the best way to get a feel about where you might like to resettle...a week's vacation gives you a glimpse at how far a drive to an airport, hospital grocery and shopping.

Not a deep dive, but enough to see how the locals are. The biggest challenge is often adjusting to the change of pace...they are more relaxed (to be kind), but at the same time you will be called "sugar" "honey" "sweetie" and all sort of other familiarities

When a hottie waitress at a BBQ joint was calling my teen son "sweetie".....he turned beet red and had a smile a mile wide

yeah.. for year, we had NH as our retirement destination.. Now that the cold is really starting to affect the wife, moving south is more of a desire... Ideally it would be somewhere in the Blue Ridge mtns as neither of us are beach/ocean people. The Knoxville-Chattanooga, TN area has me intrigued, but I've never been in that area...

Well I’ll be homeless on the 30ith so I better get my shit together 😂😂🇺🇸
If you have a place to keep your shit sometimes its better to rent and try places.

I did like the Greenville SC area the most. Hilly like MA, some lakes, etc. try between Greenville and Atlanta.

We are looking around Aiken next. Still working so I havent gotten up there yet

I am not sure I can agree with you about the restaurants or things to do. I think it depends on your interests and preferences.
Atlanta is more spread out. Boston has better museums and more history, better sports teams. But its also older and cramped, more rats, but fewer ghetto rats.
Better gun laws in Georgia, for sure.
I think the suburbs are nicer in Georgia.
So as someone with a toddler and actively going to musuems

Atl zoo, aquarium, far outclass Boston

The science museum in Boston is better

Legoland in atl is better

The children's musuen is a wash

Atl is comparative in history lots of civil war, plantations, civil rights stuff. Just different history

Atl is equally bug infested and shitty

Boston is also spread out just in a different way. Up in Boston it's weird ass one ways in atl it's distance.

Food is preference but atl is a bigger city with a lot of events so there are just more food options.

Boston sports teams are better but atl hosts better sports events...super bowl soon

Sec title game...cfbp national title game.. so sports is part of the culture here. Idk i spend a lot more time in boston than i do atl... even though i live in ga.

I know both pretty well. There are pros and cons for sure. Spending this past week in Boston with my folks i know this I'll never move back to Boston.

But if I'm being honest I'd also be fine moving another hour south of where i live now and never going to atl again outside the airport

Dc is a swamp... literally so it'll be humid as hell

Coastal florida really isn't bad in the summer

Couple of days that were 100 100 but just stay inside... you really get used to it

Kentucky is under water right now.

I really thought having a place in KY or TN might be nice. They really have gotten pounded with rain and some storms.

Our friends in TN had a trailer and lost it in February flooding.

You really need to be high and dry there and not near a river and your probably fine. Thats probably anywhere but those states get some serious rain.

It should definitely be part of your due diligence calculations.

Anywhere down South the heat/ humidity will drive you in just like the snow/cold does up north. Coastal Florida is no different. Its guaranteed to be wet/humid here in summer.
And hurricane issues aug to oct possibly.
Coastal breezes off the ocean do keep it a bit better.

What is different here that winter here is dry as a bone. Unlike summers up north that can be wet as well or even year round and humid too

Down here for the last 6 months weve had less than an inch of rain. Dry air, breezy and 75-80 and there is no even looking at the weather.
No changing plans…etc. if there is a 50 percent chance of rain. It’s probably not gonna rain this time of year. Ive spent more time outside in the winter down here than I would in a year up there.

I see why people snowbird here. But its not in our plans to stay here. I could see getting a small house or something tho for winters for sure.

Next month we will be back into the heat/humidity phase and its treated just like a northern winter. Exept morning and evening you can get out and do your thing. During the day your in AC or go over to beach to cool off.

It was MF humid up in MA buggy as f*** in the summer for long stretches and I had no AC. And energy costs are triple even if I did want to use it.
Here. I can walk indoors for a bit. Cool and dry off keep it set at 72 and my wallet is happy. 100 bucks a month. Winter 50 bucks a month.
There are no real bugs down here. I shoot at a place in the glades swampy as fxck and I havent swatted a mosquito yet. Up north that place would be infested with mosquitoes and blackflies. Wifa and I do a 2,5 mile boardwalk thru swamp and cypress and never swat a bug. Its weird up north in barre falls dam we would have to jog sometimes just to not get eaten alive or we would quit walking if it was muggy and buggy.

The key here too is to really not own a property where you have to do a lot of outside maintenance/landscaping. Have a reasonable HOA and let them do it for you.

Suggest not living in a rich area and prices and HOA arent crazy. Suggest having a community pool to lower your maintenance and electricity costs.
A Pool will double your M&E and many times never gets used…..plus they take up space on the Lanai.

It was hot here yesterday. Gonna cool off a bit this week back to 70’s I guess.

Went to the beach and fished and sat in beach chairs and drank beer with my toes in the water and a stiff breeze off the water. Felt 10 degrees cooler. Air is still dry right now. Its really when humidity comes in it sucks
