My wife and I have been tearing the realistate web in Georgia apart !! We can’t seem to find a location we like down there. Looks like we’re looking back at the east coast side again. So frustrating. Anyone living down there with any advise ??

an impossible question. do you want an ocean front, or something up the hill away from people?
do you like savannah area? if no - why? etc.

i do not mind visiting all of it, but to live there - never, i cannot handle the summer there.

Agree with above….too little info about what it is that you are looking for and what is lacking in the market

Big state with ocean, mountains and everything in between…
 
It seems like your in the thick of things or way out in rural town. I’d like a place on an acre or two with side work availability. We have looked at Albany leesburg area and back to the east coast Richmond hill area. The closer east you get the property availability gets smaller and more expensive. They are catching on down there

I assume that you have done a vaca down there and scouted some locations.

We have done 4 vacations down SC, GA and FL, scouting areas that we think are contenders and have met with RE agents in two of the areas that are most promising

We were open about what we wanted, what we were looking to avoid and budget & timelines. I think we email those agents a couple of times per month giving them feedback on the listings they forward

A couple of times the listings have been “spot on” and they are getting to know our tastes and tolerances
 
If you can find something near Dawsonville this is an excellent club.

a proper nes stud is supposed to buy an 100 acres ranch down there and have his own club on his own land.
 
We are in touch with a couple realtors down there. And we’re lucky enough to have my wife’s parents go look at property’s for us. The on line pics are like a dating sight. We have been down there a couple times and are going back next week to look around again
 
Atlanta sucks almost as bad as Boston and i don't mean that flippantly.

Atlanta is waaaay worse than Boston, in many ways. I think the only thing worse in Boston is the traffic.
Rural Georgia isn't bad, and some places are beautiful, but like many states, the big dump cities dominate the politics and policies.

Yes, it gets hot. But 90 degrees happens in Boston too. The difference is the frequency. They get more hot days for sure and we get many more cold days. But it gets cold there in January and February and we get 20's and they get 40's

It is a ghetto shithole too...i don't like it but it is better than Boston in most aspects
 
One thing I'd noticed when searching for a house near the east coast, that when getting as far south as Georgia, every porch was screened in.

I spent a bunch of time in Augusta, and I don't remember it being too bad down there, as far as the weather goes.

I am not sure I can agree with you about the restaurants or things to do. I think it depends on your interests and preferences.
Atlanta is more spread out. Boston has better museums and more history, better sports teams. But its also older and cramped, more rats, but fewer ghetto rats.
Better gun laws in Georgia, for sure.
I think the suburbs are nicer in Georgia.
